It has to be one polygon wide in the display but the masking is crisp, if you've sharpened or set intensity to -100, because its the vertices that are masked, not the polygons. The "feathered" polygons show the boundary between vertices that are masked or unmasked. You can only color the attached polygons. However you can't color/shade a vertex and display it because it has no area. Masking is like painting, in the sense that it is applied at the vertex level, not on polygons. To answer your question on how to prevent this, you'd make a polygroup out of the polys you want mask using zmodeler and hit spacebar while hovering over a face and select "mask" with target "polygroup all" in the options then click a face on that polygroup.
